What is an ADU?

In California, the state defines an ADU or “accessory dwelling unit” as a self-contained, residential unit located on the same lot as an existing single-family home. An ADU is smaller in size and must include all of the amenities found in a primary dwelling: a kitchen, bathroom, sleeping area, and storage. In other words, an ADU is essentially a self-sufficient home that happens to be located on the same plot as the single-family home. Sometimes you will see ADUs referred to as in-law suite or a “granny-flat” but again, it is important to remember, the ADU is fully functioning seperate living space from the main residence.

Why an ADU is a good option?

A Source of Income: One of the most popular benefits of an ADU is the fact that it can allow you to enjoy an additional stream of income, and become a landlord, without the need to purchase another home, or invest in a multifamily property.

No Need to Add Complexity to Your Life: Buying additional land, building a new home, or investing in an existing property, whether for personal reasons or to rent out, can be incredibly complicated and costly. ADUs give you the benefits of being able to invest in real estate, without the drawbacks that often go with real estate investments.

No Need to Pay for Land: Land purchases can be complicated and costly. Finding the right piece of property can add months to your plans to create a rental property. With an ADU, you don’t have to worry about buying land, or the hassles that come with it. Because the dwelling is situated on your own land, you’ll have minimal hassle and cost.

Privacy and Proximity: For those who want to use an ADU to house an aging family member, and allow them to age in place, ADUs offer both privacy and proximity to the rest of the family. These detached units offer all the privacy of an apartment or condominium, but all the proximity of living side by side with family members.

What can you build?

Square Footage: Each municipality will have its own unique code requirements especially as it relates to the minimum size. When it comes to the maximum square footage allowed, generally speaking a homeowner is allowed to built up to 50% of the primary home’s square footage or 1,200 square feet, whichever is smaller. However, it is important to point out, that the 50%/1,200 square foot rule can vary from city to city and county to county, so having a knowledgeable designer and contractor from the start of your project is critical.

Other Requirements: Other build specific requirements are setback and height requirements based on zoning, and parking requirements which often state, at least one (1) off street parking space must also be provided.
